Jam Factory – Stage 01

Post-tensioned slab engineering for the Jam Factory Stage 01 redevelopment in Richmond. The scope included analysis and design of PT floor systems for ultimate and serviceability limit states, tendon profiling, slab thickness optimisation, punching shear assessment, deflection control and reinforcement coordination around columns, penetrations and transfer zones. Particular attention was given to constructability, stressing access, tendon continuity and coordination with architectural and building-services requirements.

ASC undertook an independent third-party engineering review of the post-tensioned slab design prepared by the project structural designer. The review included verification of slab actions, tendon forces and profiles, flexural capacity, punching shear, short- and long-term deflection, reinforcement requirements and critical localised zones. Particular attention was given to penetrations, set-downs, slab edges, column interfaces and other discontinuities to independently confirm the adequacy and robustness of the proposed floor system.

ASC delivered Level 3 structural inspections, condition assessments and load ratings for 15 regional road bridges. The work included detailed defect mapping, review of available drawings, verification of structural dimensions, material and reinforcement investigations where required, analytical modelling and assessment of bridge capacity under relevant road-traffic loading. Findings were converted into practical recommendations covering load management, maintenance, rehabilitation and strengthening.

Detailed Level 3 assessment and structural load rating of the multi-span reinforced-concrete bridge over Pyramid Creek. ASC assessed the deck, girders, piers, bearings, abutments and other critical structural components, with observed defects incorporated into the structural capacity assessment. Analytical checks were undertaken to establish current load-carrying capacity and to identify appropriate rehabilitation and strengthening measures for continued heavy-vehicle operation.

ASC completed a Level 3 structural inspection and load rating of the two-span precast inverted U-slab bridge over Two Mile Creek. The investigation combined detailed site inspection, dimensional verification and reinforcement identification with structural modelling and capacity assessment. The bridge was assessed for critical flexural and shear actions, with deterioration and existing condition incorporated into recommendations for maintenance, rehabilitation and future load management.

The results were used to develop prioritised maintenance and asset-management recommendations.
